Yes! We can absolutely talk with appraisers in Real Estate, during a transaction. From helping to make the appointment for them to go into a home, to chatting about sales comparisons, we can be effective tools to help give an appraiser the information they need to do their report.
We Real Estate agents are not there to make an appraiser do what we want, and there will be times that the outcome is not what we were hoping for. Some of that is because the condition of the home wasn't ideal, or the updates to the home were not sufficient or were non-existent, so that held the property value back. Another aspect is that appraisers are individulal people and each have their own opinions as to market, adjustments, and sales comparisons to use.
The only appraisers that I am truly worried about are those that do not know the local area, as that could cause the report to have inaccuracies and the value to come in "off" in one way or another. I have seen appraiser dock value because of their "feeling" in the market as well as call things out like Aesbestos testing for the siding of the house-- when the siding was wood!! Fortunately this is not the norm that we see...
